Carnlough Road

Located between Cabra Road, Fassaugh Avenue, Carnlough road and the Connolly to Heuston railway. The development also includes a crèche, 2 retail units and a civic centre. The configuration of the scheme is based on a mix of housing typologies including Terraced Houses, Duplex Units and Apartments. The layout of the scheme has largely been determined by the unique site characteristics. Low rise residential units back onto the existing houses along Carnlough Road while taller apartment blocks front on to the railway line. The greatly lowered site datum of between 1-2 storeys, relative to the surrounding houses, will allow the visual impact of the scheme to be greatly reduced on the existing urban fabric.

The architectural concept behind this scheme is to create a quality design and building layout, which in turn will provide a high quality living environment. It is envisaged that the extensive housing typologies coupled with the closely integrated landscape design will encourage an improved sense of community spirit and a greater sense of belonging. The recent turmoil in the housing market requires a new approach to design and construction. There is no longer suitable justification for the dense suburban developments with little or no quality amenities. The site is most suited to family housing where people can raise their children in a safe sylvan, well serviced environment. One of the central design aspirations is to create a residential environment that makes provision for the sectors of the community that spend the majority of their time there, such as children, the elderly, people working from home and those raising a family.

Baldoyle Town Centre

We were asked to provide a design concept for a new town centre at ‘The Coast’ Baldoyle. The site had been previously granted permission for a large urban town centre but under a revised LAP the Local Authority had scaled this back. The scheme consists of eight number Retail Units with Offices over, Cafes, Supermarket, Medical Centre and a two storey Car Park. The development site is adjacent to the Clongriffin railway station and pedestrian access and a visual connection to this was essential. The concept is to create a town centre that is contemporary and urban but at the same time human in scale. We wanted to create genuine a ‘sense of place’ for the large residential community that will eventually surround it. The architectural concept is based around a large pedestrianised ‘piazza’ that has a landmark clock tower as its focal point. The scheme will act as a gateway to the train station and and a new civic and commercial heart to the wider residential development.
